Booking Conditions and General Information
Effective from July 4th 2020
The following terms are for Bayses Barn, Canfers Barn and Wisteria

Authority to Sign
The person signing the booking form certifies that he/she is authorised to agree the Booking Conditions on behalf of all persons included on the Booking Form. The signatory must be a member of the party occupying the property and must be 21 years of age or over. Bookings cannot be accepted from people under 21 years of age.
Payment
Bookings will be confirmed upon receipt by Briningham Farms Ltd of the required deposit payment of 25% of the total holiday cost (minimum deposit payment of £100) comprising cottage rental and any additional charges – eg. Pets. If the booking is made within 8 weeks of the holiday commencement date, the full accommodation rental will be required at the time of the booking.
The Balance of the Hire will be due for payment eight weeks before the holiday commencement date. On receipt of the Balance Payment, advice of key collection arrangements and directions to the property will be sent to the Hirer. If the full balance is not paid on time the Owner reserves the right to cancel the holiday booking. The deposit paid on the booking is non-returnable. * Please see clause 4 below.
VAT
There is no extra charge for VAT. The Vat is included in the quoted weekly rent.
Cancellation
In the event of cancellation the Hirer will be liable for the full cost of the holiday UNLESS the Owner is notified as follows:
- Up to 8 weeks before the start of the holiday. In which case the Hirer will forfeit the deposit only.
- Less than 8 weeks before the start of the holiday and it is possible for the Owner to re-let the property. In which case the deposit will be forfeited plus an administration charge of £25 plus VAT. The balance will be returned to the Hirer. If the property is not re-let the Hirer will forfeit the full cost of the holiday.
- If the booking was made within 8 weeks of the start of the holiday and it is possible for the Owner to re-let the property. In which case the deposit will be forfeited plus an administration charge of £25 plus VAT. The balance will be returned to the Hirer. If the property is not re-let the Hirer will forfeit the full cost of the holiday.
- In these uncertain times it is reassuring to know that if you are unable to travel to take your holiday because of a national lockdown, or because you are put into a Tier where you are unable to travel, we will give you a full refund, less an administration charge of £25 (Canfers), £35 (Wisteria) and £45 (Bayses).
Please note that this refund guarantee applies only to the address given on the booking at the time of booking being put in a high tier, and when the travel restriction coincides with the period of your holiday. This refund guarantee covers lockdowns and tier restrictions, but does NOT cover you (or members of your party) for being unable to travel because you (or a member of your party) fall ill with Covid, or are required to quarantine or self-isolate. These events can be covered by you taking out travel insurance.
It is STRONGLY recommended that the Hirer is covered by Personal Holiday Insurance.
Hirer’s Obligation
The Hirer agrees:
To pay for any breakages, losses or damage to the property before departure.
To take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the tenancy.
Particular attention must be given to the kitchen, ensuring that all equipment and utensils are left clean and tidy. The Hirer is responsible for any additional cleaning costs incurred.
To permit the owners reasonable access to the property to carry out urgent maintenance. (Whilst the Owner will do what is reasonably practicable to try to rectify any mechanical or electrical problem once we have been made aware of it (including but not limited to any breakdown in appliances, lighting, internet accessibility or speed), no refunds or compensation will be given and neither we nor any Owner will have any liability whatsoever in respect of mechanical or electrical failures).
Not to sublet or share the property except with persons nominated when booking.
The maximum number of persons allowed at the property is clearly stated and must not be exceeded. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the Holidaymaker and his/her party will be asked to leave immediately without any refund.
That there is at least one capable and responsible adult over the age of 18 at the property who is responsible for the supervision of all members of your party under the age of 18. Children remain the responsibility of their parents or guardians at all times;
Number of Guests
Canfers Barn has a maximum of 2, Bayses Barn can accommodate up to 6 and Wisteria a maximum of 4.
Pets Welcome
Pets are welcome at an additional charge of £20 per dog. (Maximum 2 dogs). £15 additional charge on a short break.
Where a pet is booked into a property it is the hirer’s responsibility to ensure it is not permitted on any furniture AND ARE NOT ALLOWED IN THE BEDROOMS. The Owner reserves the right to make an extra cleaning charge if necessary as a result of accommodating a pet. You, as pet owner will be responsible for removing any evidence left by your pet. Please show consideration for guests visiting after you have gone home and bear in mind that some popular beaches do not permit dogs during the summer months. Where it is advertised that a garden is enclosed this may mean there is a clearly defined perimeter but it does not guarantee that the perimeter cannot be crossed by pets or children. Pets MUST be kept on leads or under close control while using the farm walks advertised.
Caring for your safety
Every reasonable effort has been made to indicate the possible safety hazards in the property description. However, it is the responsibility of the guests to inspect the property and grounds immediately on arrival and note any possible hazards. Check the layout of your holiday property so that in an emergency you can get out quickly and easily. Please read and respect any warning/hazard/restriction notices that the owners have placed in the property.
Smoking – is NOT PERMITTED inside the properties.
Items Left Behind
If guests leave items behind at any of our properties and would like them returned, there is a £20 charge for this service.
Arrival and Departure Times
Properties are normally only available after 4.30pm on the day of arrival and must be vacated by 10.00am on the day of departure please. *Please note that early arrival may sometimes be possible by prior arrangement with the owner*
Cottages and the Countryside
Please remember that countryside activity (farming etc) and animals can be noisy and smelly at times!
Future Bookings
The owners reserve the right to cancel repeat bookings in the event that the property is left in an unfit condition on a prior occupation or if the conditions listed above, particularly concerning pets, are not adhered to.
Apologies if some of the terms seem harsh but these are based on experience of guests who we would rather not return!

Security Deposit
At The Pig House a security/damage deposit of £200 must be paid when making the balance payment. This will be returned to you within fourteen days of the end of your holiday.
Please note that The Pig House takes between 3 and 4 hours to clean between guests. If you have left it in what we consider to be an unacceptable state and it takes longer than the usual time your Security Deposit will be deducted at a rate of £25 per hour. You should keep the property and the furnishings, kitchen equipment, crockery, glasses, bedding and towels clean and in good condition. We are sure that you will take care whilst you stay with us, and we acknowledge that accidents sometimes happen. We do however reserve the right to charge for any damage or breakages, which we consider, was deliberately or recklessly caused. You will be notified in writing as soon as is reasonably practicable, if the damage is discovered after you depart. We also reserve the right to charge further sums if we are unable to re-let the cottage as a consequence of the damage. To this end, by booking you authorise us to invoice for any additional sums in the unlikely event of damage.

Not to share the property with anyone who is not a member of the party and not to allow your guests to stay overnight.
Parties
Parties are not allowed. All male groups at the discretion of the owner.
The maximum number of persons allowed at the property is clearly stated and must not be exceeded. THE PIG HOUSE – 8 WITH A MAXIMUM OF 10. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the Holidaymaker and his/her party will be asked to leave immediately without any refund. Sub letting or assignation of the let is prohibited.
