Bayses Barn is our second development and opened for booking in April 2010. It is set completely on its own with just the wildlife and the sheep grazing in the meadow for company.
Bayses was an old lambing yard and shed set in the most beautiful position imaginable. As our architect, Robert Lord, often told me, the development of this barn is all about the view.
Bayses Barn is available at a discounted price for 2 or 4 guests. One bedroom will be locked. Please contact Victoria to make a booking or use the online booking system and make a note that you would like two bedrooms only and Victoria will adjust the price accordingly.
Booking Rates
Still within the village of Briningham, Bayses was given its own brand new postcode. The barn is just off the Dereham to Holt Road, down Bayses Lane – it really is a lane! The barn looks out over the valley and across our farmland. Immediately in front of the barn is a beautiful meadow with a pond at the bottom, which is accessible through a wooden gate from the enclosed garden.
Bayses Barn is in the most beautiful, quiet and remote spot. If you are looking for peace and quiet within the North Norfolk countryside and a stunning barn conversion – look no further.
The barn has three bedrooms all of which are ensuite. Bedroom one has twin beds. The bathroom for this bedroom has a bath and a shower within the bath. Bedroom two has a king size bed. The ensuite has a large shower. Bedroom three is the Master Bedroom. It has a super king size bed. The room is dominated by two huge glass screens which look out over the valley. There is a walk in cupboard and enormous bathroom with a bath, walk in shower and twin sinks. All the bathrooms have electric towel rails.
The kitchen is large and very well equipped. I am a cook, so I expect a kitchen to have all that is necessary to make a meal with! There is a Bosch double oven and Bosch warming drawer. Large integrated fridge/freezer and a separate wine fridge.
The dining table looks out over the spectacular view to the valley and seats four guests (round) or six guests (extended to oval).
The kitchen/dining area is partly open plan to the huge sitting room. This has a large fireplace dominating the room with a large woodburner (wood is provided – October to May). The sitting room is spacious but cosy with two large sofas to curl up in and two very comfortable chairs. There is a large screen Smart TV and a DVD player. There is a radio and Bluetooth speaker and a table ideal for someone not able to leave work behind or for laying out a jigsaw to complete in the week. Like the kitchen the sitting room looks out over the spectacular view.
The barn has underfloor heating throughout and radiators in bedrooms one and two. There is a washing machine/tumble dryer. Washing line and ironing board and iron. Unlimited Wifi is included in the price.
There are two steps down into the barn and then all the rooms are on one level. There is a small step out to the courtyard garden and two steps up to the back terrace doors.
Bayses Barn is a perfect base for a family of up to six to come and stay. The barn is equally perfect for two or four guests and out of season guests may choose to have one of the bedrooms locked and receive a discounted price. Please contact Victoria for details. Bayses Barn is available for a minimum stay of seven nights but on occasion short breaks may be available.
A well behaved dog or two is very welcome at Bayses Barn and a muddy dog can enjoy the luxury of an outdoor hot tap for a wash down.
